There have been many delays but we are finished and proud of our accomplishment.  This 3 bedroom, two and half bath, custom home has all the extras.  Extra large doors thru out house.  We call it an easy living house or another term I have heard used is “age in place”.  Huge open floor plan with 10′ ceilings.  The pantry is the envy of all who step inside.  The master bedroom and adjoining bath feature his and her closets.  The garage is oversized for those large Texas Trucks.  Come see it, the drive across the lake is calming and refreshing.

Bonus Room Above Garage

100 Ann Ct20151108_141634What a pleasant surprise to have a bonus room above the garage.  As my friend and I rolled up to the house (newly framed out) she declared “you didn’t tell me it was a two story”!!!  As you can plainly see the high roof line above garage allows for a room up there.  The new feature was not planned and thus a surprise.  Sometimes mistakes turn into great advantages..

With the roof now in place we are ready to work inside.

The two windows in the front will be installed soon.  There was a mistake in the sizes of windows ordered.  Another order had to be placed to make the correction.

The framing is done in three stages and is almost complete.  Three different framing crews show up each specializing in their work areas. 1. Framers, 2. soffit and fascia work, and 3. decking for the roof.

The brick and rock is standing by and ready for the next phase.

Today our HAVC was installed and the installer kindly sent me a picture of their fine work

This experience, for me, has been both exciting, fulfilling, and frustrating, with pop-up surprises filling in the spaces.  Over all we are moving forward, making corrections where we can and building a beautiful home.

Let’s Get Framing

First the lumber delivery….but before the lumber was delivered,  The “framers” had to be scheduled.  In this area there is so much construction of new houses that we experienced a delay for the contractors.  As a result we had to be put to the bottom of the list for our lumber. Enough to say, that again we were at a stand still.  
So excited to be underway with this phase.

Looking really good after a few adjustments to the interior framing.  I think you would also agree to these small changes inside. The whole goal on the interior is to be an open plan with plenty of living space.  We simply removed the wall between the kitchen and dining area.   Once the framing plan leaps off the page and is seen in all it’s glory some changes can be made.

Would you allow me to brag a little bit?  The front porch is wonderful and the back porch has such a beautiful view of trees and the creek.  The Garage is any man’s dream, nice and big with a door out the back to the yard.

Six AM The Foundation Pour Begins

All the excitement started at 6 am when the first cement truck arrived.  Above is a picture of the pump truck responsible for pumping from the large cement trucks onto the prepared surface.  It was a wonderful cool 75 degrees that day, perfect for getting our foundation in place.  It had been 103 degrees the day before and the next day back up in temp to 95 degrees.   It was great to have the cooler weather so the workers could move along at a steady pace.   The foundation needs to dry slowly, so the cooler day made it possible to get a good start on setting up the concrete.  28322844It went very quickly and by 9 am the whole pour process was complete with just some additional smoothing needed.  A beautiful day with the weather cooperating.  2835

Making Progress

IMG_0348Today we are ready for the concrete.  We have passed city inspection on the plumbing and the placement of the rebar.  You will notice some of the rebar is down in deep trenches.  The deepest trench is five feet at the far end of the foundation.  That was required because of the extra fill that had to be used to level the lot.  The engineering firm Graham-Martin drew up the plans for the placement of the rebar and the piers.  (they look like trenches but will reinforce the foundation lake a retaining wall)  We assure you this foundation will stay in place for centuries.

Also notice the black plastic, very thick and it provides a moisture barrier, a protective layer against bugs.  Everything has been measured and remeasured to make sure the preparation for the concrete is according to the plans from the Engineers.
IMG_0350Just to show you we are still smiling!!! It was so wet in the spring and early summer that we were delayed 2 months…now it is so hot and dry…the soil like rock. We were also delayed 4 weeks for the water tap.    Happy construction days…ready for the  big pour.IMG_0581
