Beginning Steps To Home Building

2015-07-01 19.56.06This step is to level the ground where the house will be positioned on the land. (called a stake out) ( the garage is large as you can see with the Jeep in the garage portion of the house) I wanted to get this whole process in pictures to allow you to experience with me, from the ground up, new home construction.

To come to this place in the process, the plans were drawn, the contractor carefully examines the plans to catch any errors and revisions that are needed.  The plans are submitted to the city of Lakeside to obtain a building permit.  In this step we discovered we needed an energy audit. (an energy rating from an independent source to meet the city code)  The windows, doors, appliances, insulation, and air handler are all a part of energy rating.  Also needed was an engineers report for the foundation.  Checking the soil conditions of the area the engineer recommended rebar for reinforcing the foundation.  And since we had to build up the soil at the bedroom end of the house extra reinforcement was needed in the form of a support wall.  We went back to the engineer to have the drawings for the support wall. (City requires the new drawings for their inspection)

The next step is to have the plumber come out and dig the trenches for the plumbing. (see below)  Now  we wait for the city inspection.  Once we pass city inspection we can continue.

Custom Home Floorplan

2015-05-04_1146We are excited to present the floor plan of our custom home in Lakeside.  The site is currently under construction.  We are pressing forward now that the weather is cooperating  with our construction plans.  We will to be move in ready in September.

Since so many areas are flooding due to all our rain, I am happy to report the beautiful creek on this property has not flooded.  A nice confirmation since it would be hard to know without all the extra rain we have been experiencing.

You will be pleased with the large walk in pantry.  The large open living space, so popular in new construction today.  You will find very few his/her closets in new homes, but we have them in our home.  The special feature, is the 3 foot doorways thru out and a roll in shower. A person in a wheelchair or scooter can move about freely in this home.

For our Gentlemen, we have a large garage with, the garage door that accommodates large tall trucks and a door in the back, out to the back yard.

Did I mention that our location is excellent.  Just 5 minutes to Lake Worth and parks on the lake. And coming soon will be a large area featuring entertainment and new eating places on the lake.  An exciting time to be locating to this area.

Custom Home In Lakeside

2015-05-04_1145Beautiful home in Lakeside, This home will be 3/2.5/2 with carport.  Our features are His/Her closets in Master Bath, extra large pantry with auto on light, and oversized garage for a large truck. (carport can be enclosed)  The main living area is open and all doorways will be extra wide at 3′ each.  All main points of entry are easy access from a wheelchair.  (not ADA home)  Both front and back porches are covered. An oversized mature lot with some trees and a small creek running thru the back of the property.

Our Builder JHC construction has been in business in the Fort Worth area for over 30 years.  He comes to us highly recommended for his quality work and innovative ideas.  Trained in Value Engineering:  getting the most for your money.  Background in working with handicap ADA specs and a family member who was a quadraplegic in power wheelchair.

Water company’s are now encouraging home owners to restrict watering and planning for a landscape to comply with our weather here in Texas.  JHC construction has worked in Arizona and New Mexico and Colorado, gaining experience in different dry climates bringing his experience from there to Texas.

We are excited to be offering this new home in a lovely area of the metroplex.  Access to Lake Worth and Sandy Beach with a park is close by the house.
